Spanish legal info  
  After you have found your dream home,
a private contract is made between you and the seller.

It is normal to pay around 3.000 euros in a non-refundable deposit, this way you make sure that the property you want to buy is reserved for you.
Within the next month the official Title Deed (Escritura Publica de Compra-Venta) will be prepared by a Spanish Public Notary (Notario) and signed by you and the seller.
   
 

Once signed, you will receive a temporary copy (Copia Simple) of the Escritura whilst the original is sent to the Spanish Land Registry for inscription in the register.

It is then returned to the Notary who will pass it on to you. Meanwhile, the Copia Simple is your official notarised Title Deed to the property, enabling you to resell the property if you wish.

 
We will help you through every step of this process, we will make the necessary searches to ensure that the property belongs to the seller, is free of charges, and that the contract is fair and legal.
We will also help you with the necessary translations at the notary and make sure that you will have water,-electrical, community- and suma contracts in your name.
   
All this of course, is a part of our service when you buy your property through us, and is free of charge.
